FAAC Gate Motor Replacement: The Murphy Owner’s Guide

FAAC gate motor replacement in Murphy typically runs $1,050 to $2,400 installed, depending on the model series and whether the control board is replaced alongside the motor. We stock FAAC 400, 402, 415, 770, 844, S418, and C720 series motors and hydraulic pumps on our trucks, so most replacements are completed the same day we diagnose the failure. The usual story we hear from Murphy homeowners: the gate worked fine for years, then started groaning, reversing mid-travel, or simply stopped responding to the remote. By the time we arrive, the capacitor has swollen, the hydraulic pump has lost pressure, or the gearbox has chewed through its nylon worm gear – and the cheapest fix is a direct motor swap, not a patch job.

Which FAAC Models This Applies To

FAAC hasn’t built one motor for thirty years. They’ve built a dozen overlapping series, and matching the right replacement to your swing or slide gate is where most online parts orders go wrong. Here’s the practical breakdown for Murphy properties.

Hydraulic swing operators (FAAC 400, 402, 415, 412): these use a 24V DC motor driving a small hydraulic pump, not a direct gear. The motor itself rarely fails first. What fails is the brush assembly and the pump’s internal seals. When you buy a “400 series replacement motor,” you’re typically getting the motor-and-pump assembly as one unit because FAAC never intended them to be field-separated.

Electromechanical slide operators (FAAC 844, 740, 750): these run on a 24V motor with a planetary gearbox. The motor and gearbox are separate service parts here, and the compatibility gotcha is the shaft length: the 844 ER has a 14mm output shaft, while the earlier 844 E runs a 12mm shaft. If the shaft length and diameter don’t match, the pinion won’t seat and you’ll strip the keyway in about a month.

Articulated arm and underground operators (FAAC 770, C720, S418): the 770 is all-in-one with no field-replaceable motor on most revisions, meaning the whole operator assembly gets swapped. The C720 and S418 use a screw-driven ram with the motor at one end and are fully rebuildable, but the screw and nut wear as a pair. Replacing only the motor on a worn screw guarantees a second failure within a year.

OEM vs aftermarket: for FAAC, we recommend OEM motors or the two aftermarket manufacturers that build to the exact torque curve (we use Parts4Gates and Mighty Mule’s FAAC-compatible line where applicable). Cheap eBay “FAAC-compatible” motors with no rated duty cycle and no overload protection tend to overheat in Texas summers. FAAC’s own motors run a 50% duty cycle at 40°C. Most gray-market imports don’t list any, and that’s an honest red flag.

To identify your model, look at the silver data plate on the operator housing. The model and serial are stamped there, and on 400-series pumps there’s an additional plate on the pump body itself with a manufacturing date. Send us a photo of that plate and we’ll confirm the exact part before we dispatch.

Vance Gate Repair Murphy is an independent service provider. We’re not affiliated with FAAC, but we service, stock, and replace their components daily.

Signs Your FAAC Gate Motor Replacement Is Failing

Signs Your FAAC Gate Motor Replacement Is Failing
  • Gate hums but doesn’t move: the start capacitor has failed, or the hydraulic bypass valve is stuck open. On FAAC 400-series operators, a humming motor with no movement almost always means the pump is pressurizing against a closed compensator valve. The motor itself may still be fine, but the assembly has already been overheated and we typically replace both.
  • Gate moves in slow motion, especially in cold weather: hydraulic oil thickens and the motor’s windings can’t spin the pump fast enough to build rated pressure. By the time this shows in a Murphy winter, the motor’s brushes are typically half their original length. The fix is a motor/pump assembly replacement with fresh FAAC hydraulic oil (15W-40 is the spec, and yes, it’s engine oil).
  • Gate reverses immediately after closing or opening: on electromechanical models this is usually a failed encoder magnet or a worn gearbox coupling. Owners mistake it for a sensor problem. It’s mechanical wear, and a new motor/gearbox pair resolves it. On hydraulic models, reversing mid-cycle points to the pump’s internal check valve leaking pressure back.
  • Operator runs hot and shuts off for 30 minutes: the thermal overload is tripping because the motor windings are breaking down. This is the most common FAAC failure in Murphy summers: temps over 95°F push a tired motor past its duty cycle and the overload opens. Once this starts, it recurs more frequently until the motor quits entirely.
  • Visible oil weeping from the 400-series pump housing: the internal shaft seal has gone hard from heat cycling. You’ll see a dark film on the pump body and the mounting bracket. The motor still runs, but hydraulic pressure fades and the gate drifts closed on its own. The motor and pump are replaced as one sealed assembly.

Replacement Cost & What’s Included

Installed FAAC motor replacement in Murphy breaks down like this:

Replacement Type Typical Installed Range
FAAC 400/402/415 motor & pump assembly $1,050 - $1,450
FAAC 770 all-in-one operator swap $1,700 - $2,400
FAAC 844 electromechanical motor + gearbox $1,200 - $1,800
FAAC C720 / S418 screw-drive rebuild (motor, screw, nut, seals) $1,400 - $2,100
Motor swap without control board (board tests good on site) deduct $150 - $300 from above

The range depends on two things: whether your control board survived the motor’s death, and whether the arm bracket or rack is still straight. FAAC boards usually fail alongside a shorted motor, which is why the board is priced separately when needed. The parts themselves are a fixed line item. Labor is a fixed flat rate for the swap, not a “per hour plus surprise.”

Every quote is written and handed over before any work starts. The price on that sheet is the price you pay, Parts, labor, disposal. If we find something additional mid-job, we stop, document it, show you the photo, and get a signed change order before touching it. That’s Haven Standard Clause 1, and it’s how this company has priced gate work since 2014.

All replacements carry our 365-Day Done Right Promise: if the new motor or any part of the install fails within a year, we make it right at no charge. No argument, no fee.

Let’s be straight about what a homeowner can safely do with a failed FAAC motor. You can read the data plate and identify the model, check the breaker, and verify the manual release lever isn’t stuck. Those three checks won’t hurt you and they may avoid a service call if the breaker was just tripped.

What you should not do: open the FAAC housing and start disconnecting motor leads. These are 24-volt systems, so electrical shock isn’t the main hazard. The real danger is the gate itself. If the motor is removed while the gate leaf is connected, a swing gate becomes a 700-pound sail. A wind gust sends it into whatever’s in the arc – a car, a kid, a dog. Slide gates are heavier: an 1,800-pound cantilever gate resting on its rollers with no motor brake engaged can move if the operator’s mechanical limit is disturbed.

We chain and block the gate during every motor swap. It’s a two-person job on most Murphy driveways, and it requires updating the limit switch travel on the new motor, re-commissioning the control board inputs, and re-calibrating the photo-eyes. Skip any one of those and the new motor opens too far, crushes the arrestor plate, and you’re back to a failed part in short order.

If you want the job done and documented, call us at (469) 613-2832. If you do attempt a self-swap, don’t do it windy season in Murphy without two heavy-duty stands blocking both sides of the gate.
