The problem: the gate would open six inches, grind, and stop. We found the FAAC motor’s drive gear had stripped against a bracket that had loosened over two years of Texas heat cycling. We replaced the motor, re-anchored the bracket, and reset the limit switches to stop travel at the right point instead of over-driving the hinge. The homeowner received a photo log showing the stripped gear, the new motor’s serial number, and the final limit-switch position. Written price first, no surprises on the invoice.

Slide Gate Derailment and Track Repair

The problem: a cantilever slide gate had come off its track entirely, and the rear guide wheel had worn through the rail and into the concrete pad below. We cut out the damaged rail section, welded in a new piece, and installed a new V-track wheel with a sealed bearing. The gate slides with one hand now instead of shuddering. We documented the worn wheel against the new one and left the part number in the job record.

The problem: the keypad worked four days, then not at all. We traced the issue to a corroded wire nut inside the pedestal, a common failure after heavy spring rain in Collin County. We replaced the keypad, re-terminated every connection with heat-shrink crimps, and sealed the pedestal against future moisture. The photo log shows the corroded connection cut open, the new terminations, and the relay cycling cleanly on test.

The problem: a delivery truck caught the bottom rail of a steel driveway gate and bent it inward, which dragged the gate against its post every cycle. We cut and straightened the damaged section, re-welded the joints, and re-painted the rail to match the existing finish. The gate now clears the post by the factory-specified gap. We photographed the bend before cutting, the weld after grinding, and the finished rail after paint.

We re-aligned the beam, shimmed the bracket, and tightened the mounting hardware. The gate now closes fully without hesitation. A photo of the beam alignment before and after went to the homeowner along with the written record of the adjustment.
